Canary Wharf Management Limited (‘CWML’) is the property management arm of Canary Wharf Group plc (‘CWG’). CWML currently manages the Canary Wharf Estate, comprising 17m sq. ft, as well as the multi-let office and retail properties on the estate. CWG has an extensive development programme, with approximately 3.2m sq. ft. under construction at Canary Wharf and 1.4m sq. ft. completed at Southbank Place in Waterloo. These developments will have a significant residential component encompassing both homes for sale and homes for rent.
JOB SUMMARY
To support the CWML Finance Manager, the Head of Residential and the CWML Managing Directors in ensuring that commitments to tenants in respect of service charges are met.
A key appointment to support the growth of the Canary Wharf Estate and other developments elsewhere in London, in particular Southbank Place.
Establishing procedures in connection with a new property management system (Yardi)
Ensuring best practice with RICS/ARMA service charge guidelines
Maintenance & administration of the residential property management system, ensuring it is up to date and accurate at all times
Preparation of service charge Budgets and calculation of service charges for tenants
Reviewing service charge expenditure and investigating variances
Attend monthly budget meetings with budget holders
Administration and review of the year end reconciliation
Liaising with the CWML Managing Directors and Directors on monthly accounts
Liaison with the Head of Residential on matters relating to the residential estates
Monitoring supplier payments
Reconciliation & recharge of tenant direct recoveries
Debtor Control Review, Including the facilitation of Direct Debits
Preparation/ Reconciliation of trial balances
Reconciliation /calculation of landlord liabilities
Liaison with Management Accounts/Financial Accounts on financial statements
Providing assistance to the Finance manager as required
Supervision and development of team members
Accounting for PRS (Private Rental Sector) properties, including monitoring performance against KPI’s
Qualified accountant (ACA,ACCA or ACMA)
Experience of at least 5 years in an Accounts Department gained within a Property Management environment is essential
Residential service charge experience essential
Experience of Propman/Yardi or similar Property Management system essential
The incumbent must be able to work under pressure and meet deadlines
Strong data analysis skills
Good Excel skills
Demonstrate experience of supervising a team and be a good team player
Possess good communication skills
A forward thinker and planner
Be able to establish good working relationships across the organisation, in particular CWML senior management, the Head of Residential and other departments within Finance
